This proposed mixed-use building in the heart of Redmond feaures a large, landscaped courtyard accessible to the public, with a central water feature, overhead string lighting, and several seating opportunities. The architecture features a central stair leading up to the courtyard. Pedestrian circulation around the site allows for several access points to and through the site, connecting to the transit center to the south.

The street frontage along 85th is designed to accommodate a bustling pedestrian population, enhanced with several retail and restaurant opportunities. The project also provides apartments in the downtown area, and this combination of uses contributes to the residential and retail density needed to support a vibrant urban environment.
